In recent years Bristol docks have undergone something of a revival; they have become a fashionable place to live again. The developer owned a two-hectare former dockland site. It was an ideal opportunity to capitalise on burgeoning demand by developing a mixed-use residential community.

There were a number of challenges: The location, hemmed in by the Feeder Canal and railway, meant access was limited. Any new development had to respect the history of the docks to appease the planners. And it was also on the River Avon’s flood plain.

In our designs, we lifted the 800 contemporary homes over ground level parking to raise the views above a nearby industrial estate and circumvent problems with flooding. We also planned improved access and integration with the city centre via a new bridge over the Feeder Canal.

Our final designs resulted in a bustling new urban community in a previously disused corner of the docks. With a mix of apartment sizes, intertwined with space for creative industries, café and retail units, It would provide much-needed accommodation as well as and maximise the value of our client’s property.
